Top Practices To Follow.
1. Make sure the buyer is completely comfortable purchasing your home.
The reason this is important is because we’ve seen a lot of times when buyers make an agreement on a home and between the day of signing and the day of closing they get “cold feet”. When someone gets uneasy about spending hundreds of thousands of dollars they will do just about anything to get out of it. This can happen selling to a wholesaler, investor or through a realtor so the best way to avoid it is to make sure the buyer is completely comfortable purchasing your home.
2. Double-check and get a verified payoff from your mortgage lender.
You can do this over the phone by searching the lenders’ number and giving them a call. Speak with them and let them know you are planning to sell your home. Ask for a 10-day payoff. If your mortgage is paid off you can skip this step.
3. Let the buyer know what you will plan on removing at the time of closing.
Always be completely transparent with the buyer about what will be staying in the home and what’s going with you.
4. Verify the buyer will put down earnest.
Without a dollar amount as an earnest and receipt of the deposit, a contract is not legally binding. This means the buyer can back out. The typical earnest amount is 1% of the sales price.
5. Request any terms or conditions that you need to be met upfront.
Being completely transparent and honest with the buyer upfront about what you expect and need in order to successfully complete the transaction will show that you are a real seller and also protect you later after the contract is signed.
